Inspection Slots Are Not Instant

Rough plumbing and rough electrical both have to be signed off before anything closes up. The request goes in, a slot is allocated, and the crew stands down until it happens. Two inspections at two or three days each is a week of calendar time that no amount of labor removes.

Special Orders

Stock vanities, standard tubs and common tile are available quickly. A particular slab, a non standard glass panel or a discontinued trim finish can run to several weeks. The fix is simple and rarely done: select every fixture before demolition and order the long lead items first.

Drying and Curing

Liquid waterproofing membranes cure on their own schedule. Mortar beds and grout do too. These are not periods that can be compressed with heaters and fans without risking the result, and a crew that pushes through them is trading a visible date for an invisible defect.

Discovery Behind the Wall

Rot at the base of a stud, a drain that has been repaired with the wrong fitting, a vent that was never connected, wiring that predates grounding. Any of these stops work while a price is agreed. Older housing stock in the area makes at least one of them likely rather than possible.

Planning a Realistic Date

Take the working days quoted, add the inspection waits, add the curing periods and add a week for one discovery. That number is usually close to what actually happens, and knowing it up front is far better than learning it in stages.
